Fall Roofing Inspection Overview

When we’re moving into the last few months of the year, make sure to take the time to schedule a fall roof inspection. The autumn months can be busy with back to school, Halloween, Thanksgiving, and then Christmas shopping. But even though it might be hectic, fall is the best time to have your roof inspected. You want to make sure that your home will be safe during any winter storms that may come your way.

How To Prepare For A Fall Roof Inspection

Having your roof inspected annually is very important. Plus, it will save you money. When you stay on top of any needed maintenance, you save money because in most cases you can avoid emergency calls. There are several things you can do yourself before you have an inspection. Doing these things will make your inspection as efficient and comprehensive as possible.

Trim Trees

To get started, take a walk around your property. Notice any trees near your house that have dead branches or limbs that are damaged or hanging too low. Those will need to be removed before the storm season. Getting rid of dead limbs especially if they hang over your house protects your roof during heavy rains, high winds, and big snowstorms.

Clean Out Your Gutters

common roofing problems

Speaking of leaves, ensure your gutters are clean so that water will run through them and away from your roof. Make a note of any gutters that need repair. Sometimes it’s as easy as caulking a seam, sanding some rust off, attaching the gutter more securely, or even putting on a new coat of paint.

And if you find yourself spending too much time cleaning out your gutters, ask us about our time-saving Gutter Guards. With Gutter Guards, the water can flow through your gutters but the leaves and debris stay out. If you discover your gutters are beyond repair, ask us about gutter installation.

Look Inside For Leaks

Once you’re done inspecting the exterior of your home, take a look at every ceiling in your house and garage. Look for any water stains or drywall tape coming off. You might be surprised to find some damage that you didn’t know was there. In your garage, look at the ceiling for water stains and also the floor for any standing water or stains.

Make Notes of Any Concerns

Now that you’ve inspected the exterior and interior of your home, make a list of anything you’ve found that you want to make sure is addressed during your inspection. Doing the above makes you well prepared for your inspection. And if there was anything you weren’t able to do yourself like check the gutters, make note of that as well.

What We Look For During A Roof Inspection

  • Any current damage including missing or torn shingles
  • Damage from past storms and high winds
  • Shingles that are deteriorating
  • Missing caulking around roof vents and pipes
  • Flashing that’s missing, damaged, or rusted
  • Missing, torn, or rotted rubber boots around roof pipes
  • Wood damage, dry rot on roof or fascia
  • Ventilation issues that can cause problems
  • Chimney issues like cracks or missing caps
  • Problems with gutters that are rusted, damaged, or not secured

As part of our inspection, we will also go into your attic to see if there are any current or past leaks. Getting water in your attic can cause mold, mildew, and damage to insulation. We look for issues that will decrease the age of your roof and also could cause interior damage.

We’ll let you know if we find any drainage issues, past storm damage, and how many years your roof might last. If we find damage that needs to be repaired, we’ll also give you a free informative written estimate. Whether you just need a few small repairs done, or you decide it’s time for a new roof – we can help.
